Coordinate porcelain and planks as one design
A Markham renovation can use different flooring materials without losing a connected look. Begin with the meeting points between rooms, then compare the palette, tile grid and completed floor heights together.
Use fixed finishes to build the palette
Cabinets, counters and existing stone are harder to change than a floor sample. Place a tile and plank beside them and compare undertones. Two surfaces can coordinate without matching exactly; a deliberate contrast may look cleaner than a near-match. Judge the combination under the lighting used in the space.
Sketch the tile layout before ordering
Include door openings, cabinets and fixtures on the room plan. A 12×24 tile creates a rectangular pattern, while 18×18 and 24×24 create square grids. Compare where visible cuts will fall at room edges. Tile size alone does not establish the best layout or the correct grout joint.
Look at finish and grout together
Matte and polished tile reflect light differently. Inspect samples from a standing position and confirm suitability for the intended application. A similar grout colour can soften the grid, while contrast makes it more visible. Bring a grout sample into the colour discussion rather than treating it as a last-minute choice.
Resolve the material transition early
The finished tile height includes its installation assembly, not just the tile thickness. Plank flooring has its own assembly and movement requirements. Ask how the two surfaces will meet before selecting a profile. Bring your floor plan and finish photos to our Vaughan showroom to compare options for the Markham rooms.

Install and deliver the two flooring systems
Mark each tile-to-plank change on your Markham floor plan. Ask for preparation and installation scopes for both systems, including doorway profiles and any required tile underlayment or waterproofing. Confirm quantities by carton coverage and layout, then discuss delivery timing around the sequence of work. The charge and schedule are confirmed for your address and order.
Tile layout and coordination questions
It does not have to. Compare undertones and nearby cabinetry first. A clear contrast can work better than almost-matching colours; judge the combination with actual samples.
Sketch the room and compare visible cuts and the grout pattern. Include doors and fixtures, then confirm layout and joint requirements with the installer.
Both completed assemblies matter, including adhesive, underlayment and preparation. Have the installer assess finished heights before choosing a profile.
